Parklink Terms & Conditions

These Terms & Conditions apply to the use of Parklink, including our website, marketplace, enquiry services, listings, advertising and partner services.

By using Parklink, submitting an enquiry, creating an account, advertising a property or purchasing a Parklink service, you agree to these Terms where applicable.

1. About Parklink

Parklink is a UK holiday home marketplace connecting people interested in holiday home, static caravan, lodge and park home ownership with holiday parks, dealers, private sellers and other relevant partners.

We provide advertising, marketing, buyer discovery and lead-generation services.

Parklink does not normally sell holiday homes itself and is not a party to any purchase or ownership agreement subsequently entered into between a buyer and a park, dealer or private seller.

2. Using Parklink

You must be aged 18 or over to submit an enquiry, create an account or advertise through Parklink.

Information you provide must be accurate and not deliberately misleading.

You must not misuse Parklink, attempt unauthorised access, scrape or systematically extract our data, introduce malicious software or use the website for unlawful purposes.

3. Enquiries & Lead Distribution

Parklink connects prospective buyers with relevant holiday parks and sellers.

Specific Enquiries

Where a customer enquires about a specific park, holiday home, lodge, property or brochure, that enquiry will normally be supplied directly to the relevant park, advertiser or seller.

We do not distribute that specific enquiry as a lead to competing parks.

Location & Broader Enquiries

Customers can also make broader enquiries based on their preferred location, region, property type or multiple locations.

For example, a customer may request information about holiday home ownership across Devon, the South West or several selected locations.

In these circumstances, Parklink may match and supply the enquiry to relevant participating parks that meet the customer’s stated preferences.

A broader enquiry may therefore be supplied to more than one relevant Parklink partner.

Information Included in Leads

Depending on the enquiry submitted, information supplied may include:

  • Name
  • Email address
  • Telephone number
  • Park or property of interest
  • Location preferences
  • Buying preferences
  • Any message or additional information submitted

The exact information supplied depends on the type of enquiry.

Once an enquiry has been supplied to a participating park, advertiser or seller, that organisation may process the information as an independent data controller.

4. Parklink Marketing & Buyer Communications

Parklink operates a wider holiday home buyer audience in addition to providing individual enquiries to parks and sellers.

Where customers have opted into or otherwise agreed to receive Parklink marketing in accordance with applicable law, we may continue communicating with them to support their holiday home ownership journey.

Communications may include:

  • Holiday home ownership advice
  • Buying guides and useful information
  • Ownership news and updates
  • Holiday homes and lodges
  • Relevant ownership opportunities
  • Park recommendations
  • Selected park promotions
  • Offers, events and open days

This ongoing activity helps us maintain an engaged audience of prospective holiday home buyers and supports the wider Parklink partner network.

Specific Leads & Ongoing Marketing

Lead distribution and Parklink marketing are separate activities.

Where a customer makes a specific enquiry about a particular park, property, lodge or brochure, that specific enquiry is supplied to the relevant park or advertiser and is not distributed as a lead to competing parks.

Where that customer also receives Parklink marketing, they may continue to receive Parklink content, ownership information, recommendations and selected relevant park promotions.

A specific enquiry being supplied to a park or advertiser does not affect the customer’s separate relationship with Parklink or any marketing preferences they have provided to Parklink.

Customers can unsubscribe from Parklink email marketing at any time.

5. Park Partners & Advertisers

Holiday parks, park groups, dealers, developers and other businesses may advertise through Parklink under an agreed paid partnership or membership.

Depending on the package agreed, services may include:

  • Dedicated park or business pages
  • Holiday home, lodge and resale listings
  • Unlimited listings
  • Lead generation
  • Parklink Approved accreditation
  • Buyer email exposure
  • Parklink Shop exposure
  • Explore Lodges exposure
  • Park or manager accounts
  • Stock feed integrations
  • CRM lead integrations
  • Marketing support
  • Other agreed services

The precise services, price, subscription period and any special terms applicable to a partner will be confirmed in the relevant proposal, invoice, order or other written agreement with Parklink.

6. Leads Supplied to Partners

Parklink aims to generate relevant buyer enquiries for participating partners.

Where available, we may use measures including email verification and OTP telephone-number verification to help improve lead quality.

These measures do not guarantee that every enquiry is genuine in every respect, will respond, book an appointment or make a purchase.

Parklink does not guarantee a particular number of leads, appointments or sales.

Results may vary according to location, stock, pricing, seasonality, market conditions, customer demand and other factors outside our control.

Partners are responsible for responding to and managing enquiries supplied to them.

7. Subscriptions, Fees & Payments

Paid Parklink services may be provided monthly, annually or for another agreed subscription period.

Prices, setup fees, payment arrangements and subscription terms will be confirmed in the relevant proposal, invoice or written agreement.

Unless stated otherwise, prices are exclusive of VAT where applicable.

Monthly subscriptions may operate on a rolling basis with no fixed-term commitment where agreed.

Annual subscriptions may be invoiced in advance.

Where applicable, renewal invoices may be issued before the next subscription period to allow uninterrupted service.

Failure to pay an amount when due may result in listings, services or account access being suspended.

8. Partner Content & Intellectual Property

Parks, groups, dealers and other advertisers retain ownership of photographs, logos, copy, videos and other material that they own and supply to Parklink.

By supplying content to Parklink, the advertiser grants us a non-exclusive, royalty-free licence to use, reproduce, resize, optimise, edit, publish and distribute that material where reasonably required to provide, advertise and promote the advertiser’s parks, properties and listings and the Parklink service.

This may include use across:

  • Parklink
  • Explore Lodges
  • Parklink Shop
  • Search engines and product discovery services
  • Social media
  • Email marketing
  • Digital advertising
  • Other relevant Parklink promotional channels

Advertisers confirm that they own the material supplied or have sufficient rights or permission to allow Parklink to use it for these purposes.

Parklink does not take ownership of an advertiser’s original intellectual property simply because it has been supplied to us.

9. Listings & Advertiser Responsibilities

Advertisers are responsible for ensuring information supplied to Parklink is accurate, current and lawful.

This may include:

  • Prices
  • Property specifications
  • Photographs
  • Availability
  • Park information
  • Ownership information
  • Fees and charges
  • Other material information

Parklink may reasonably edit, format or optimise listing content for presentation, consistency, search visibility and marketing purposes.

We will not intentionally materially misrepresent an advertised property or park.

Parklink may remove or suspend content that we reasonably believe is inaccurate, unlawful, misleading, inappropriate or potentially harmful to users or the Parklink marketplace.

10. Parklink Approved

Eligible participating parks may be invited to receive Parklink Approved accreditation.

This may include a digital trust badge, certificate or other accreditation materials.

Parklink Approved is intended to provide buyers with additional confidence when considering participating parks.

Accreditation is subject to Parklink approval and may be withheld or withdrawn where we reasonably believe a park no longer meets our requirements.

Parklink Approved does not constitute a financial, legal or other guarantee of a park, property or transaction.

Customers remain responsible for carrying out appropriate checks before entering into a purchase or making a financial commitment.

11. Explore Lodges, Parklink Shop & Third-Party Platforms

Where included within a partner’s package, eligible parks and listings may receive additional exposure through Explore Lodges, the Parklink Shop and other Parklink services.

Parklink may also submit or promote eligible listings through third-party platforms and marketing services, including search engines, Google Merchant Center, Google Shopping, social media platforms and advertising networks.

Third-party platforms determine whether content is accepted, displayed and the level of visibility it receives.

Parklink therefore cannot guarantee acceptance, continued inclusion, ranking, traffic or exposure through any third-party service.

12. Accounts & Manager Access

Participating parks and advertisers may receive access to a Parklink account allowing them to add, edit and manage their listings and other available functionality.

Multi-park organisations may be provided with manager access enabling multiple parks to be managed through a single login.

Account holders are responsible for keeping their login credentials secure and for activity carried out through their accounts.

Please notify Parklink promptly if you believe an account has been accessed without authorisation.

13. Private Sellers

Private sellers may purchase advertising services to promote individual holiday homes or lodges.

Parklink provides an advertising and enquiry platform.

Unless expressly agreed otherwise, we do not act as the seller, buyer, estate agent, solicitor, financial adviser or other representative in a subsequent transaction.

Private sellers are responsible for ensuring they have the legal right and any necessary park permission to advertise and sell their property.

14. Our Wider Marketing Activity

Parklink continually invests in the growth, visibility and development of its marketplace and buyer audience.

Our wider marketing activity may include:

  • Organic search
  • Search Engine Optimisation (SEO)
  • AI search and discovery
  • Google advertising
  • Microsoft advertising
  • Social media advertising
  • Email marketing
  • Content marketing
  • Buyer nurturing
  • Parklink Buyer Network
  • Platform and technology development
  • Other appropriate marketing channels

Participating partners benefit collectively from this wider marketing activity.

Membership does not mean that Parklink will operate a dedicated advertising campaign exclusively for an individual park unless this has been separately agreed.

Marketing channels, budgets and strategies may change over time as Parklink develops its services and seeks to improve overall performance.

15. No Guarantee of Results

Parklink provides marketing, exposure and lead-generation opportunities but cannot guarantee commercial results.

We do not guarantee:

  • A minimum number of enquiries
  • A minimum number of website visits
  • A particular search-engine position
  • A particular advertising result
  • That every enquiry will respond
  • That an enquiry will become an appointment
  • That an enquiry will convert into a sale
  • That a property will sell within a particular period

16. Website Availability & Development

We aim to keep Parklink available and operating effectively but cannot guarantee uninterrupted access.

Parklink is an evolving platform and we continually develop our services.

We may introduce, change, improve, replace, suspend or discontinue features where reasonably necessary for development, maintenance, security, legal or business purposes.

This may include changes to search functionality, AI features, listing tools, marketing channels, integrations and third-party services.

17. Third-Party Information

Parklink contains information supplied by parks, sellers and other third parties.

Although we may take reasonable steps to maintain quality, we cannot independently verify every photograph, statement, specification, price or availability status.

Customers should confirm important information directly with the relevant park, advertiser or seller before making a purchase or financial commitment.

Parklink processes personal information in accordance with applicable UK data protection legislation.

Where Parklink supplies an enquiry to a participating park, dealer or seller, that organisation may become an independent data controller for the information it receives.

Parklink and participating partners are each responsible for complying with applicable data protection requirements in relation to their own processing of personal information.

19. Liability

Nothing in these Terms excludes or limits liability where doing so would be unlawful, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation.

Subject to applicable law, Parklink will not be responsible for indirect or consequential losses arising from use of the website or transactions between users and third-party parks, advertisers or sellers.

Parklink is not normally a party to agreements entered into between customers and parks, dealers or private sellers and is not responsible for enforcing those agreements.

20. Suspension & Removal

Parklink may suspend or remove an account, listing or partner from the platform where we reasonably believe:

  • These Terms have been materially breached
  • Information is materially inaccurate or misleading
  • Payment remains outstanding
  • The service is being misused
  • Continued participation creates a legal, security or significant reputational risk

Where reasonably possible, we will attempt to resolve issues with participating partners before permanent removal.

21. Changes to These Terms

We may update these Terms from time to time to reflect changes to Parklink, our services, technology, business model or legal obligations.

The latest version will be published on the Parklink website together with its last updated date.

Changes to these website Terms will not retrospectively alter separately agreed commercial terms unless agreed between the parties or required by law.

22. Governing Law

These Terms are governed by the laws of England and Wales.

The courts of England and Wales will have jurisdiction, subject to any mandatory legal rights applicable to consumers elsewhere in the United Kingdom.
