How Much Should I Sell My Static Caravan For?

Working out how much to sell your static caravan for privately isn’t always straightforward.

You may know what you originally paid. You may have received a surprisingly low trade offer. At the same time, you might see similar caravans being advertised by your holiday park for considerably more.

So what should you actually advertise yours for?

The reality is that a static caravan can have very different values depending on how and where it is being sold.

That’s why we’ve developed our Static Caravan Selling Price Calculator specifically for owners looking to sell their static caravan privately.

Rather than using a basic depreciation calculation, we’ve specially formulated a private-sale pricing model around some of the factors that matter when selling a static caravan on a UK holiday park.

    Calculate Now

Enter a few details and our calculator will give you three suggested private asking prices:

Top Price – a stronger asking price if you’re prepared to wait for the right buyer.

Recommended Price – our suggested balance between achieving a good price and remaining attractive to private buyers.

Great Deal Price – a highly competitive price designed to make your caravan stand out.

Find Out What Your Static Caravan Could Be Worth

Use our Static Caravan Selling Price Calculator to estimate a realistic private asking price. Enter a few details about your caravan, park, site fees and current park retail value, and we’ll calculate three suggested price points: Top Price, Recommended Price and Great Deal Price.

Enter the approximate price your holiday park would advertise your caravan, or a very similar used caravan, for today. Do not enter a trade-in or buyback offer.

Fully equipped could include items such as a TV, kitchen equipment, crockery, furnishings and other useful contents being left for the new owner.

Our calculator provides an estimated private selling-price guide. It is not a formal valuation or a guarantee of the price your caravan will achieve.

How Much Is My Static Caravan Worth?

This sounds like a simple question, but static caravan values work differently from many other purchases.

The same caravan can effectively have several different values.

There is the price a holiday park might advertise it for.

There is the price a private seller might realistically advertise it for.

And there is the price a trader might offer to buy it for removal from the park.

Those figures can sometimes be thousands – or even tens of thousands – of pounds apart.

That doesn’t necessarily mean one particular figure is right and all the others are wrong. They represent different transactions and different routes to market.

Our calculator has therefore been designed to answer the question that matters most to someone wanting to sell privately:

What should I advertise my static caravan for?

A Static Caravan Selling Price Calculator Built for Private Sellers

A basic depreciation calculator isn’t enough for static caravans.

Two caravans of exactly the same make, model and year can have very different selling prospects depending on where they are sited and the costs and terms associated with ownership.

We’ve developed our own specialist private-sale pricing model to consider factors relevant to selling a static caravan on a UK holiday park.

    These include:

    • The estimated retail price your park would advertise your caravan, or a similar used caravan, for today
    • The number of years the caravan can remain on the park
    • Current annual site or pitch fees
    • The condition of the caravan
    • Decking and selected features
    • Current private-sale market conditions

Our calculator uses the information you provide to produce three suggested price positions.

We don’t publish the individual calculations or weightings behind our pricing model.

The aim is simple: to give private sellers a practical starting point for deciding what price to advertise their static caravan for.

What Information Do I Need for the Calculator?

We’ve deliberately kept the calculator simple.

You don’t need to be a caravan dealer or valuation expert.

You’ll be asked for some basic information about your caravan and holiday park.

    Caravan Year

Enter the year your static caravan was manufactured.

    Original Purchase Price

Enter approximately what you originally paid for the caravan.

This gives useful context, but we don’t simply depreciate this figure to calculate today’s private selling price.

    Estimated Park Retail Price Today

    This is an important figure.

Enter approximately what you believe your holiday park would advertise your caravan for if they were selling it to another owner today.

If the park currently has a very similar used caravan advertised, this can provide a useful guide.

    Years Remaining on the Park

Enter approximately how many years your caravan is permitted to remain on its current holiday park.

    Annual Site Fees

Enter your current annual site or pitch fee.

    Condition

Choose the description that best reflects the current condition of your caravan:

Excellent / Good / Average / Needs Work

    Decking

Tell us whether decking is included with the sale.

    Best Trade or Off-Park Offer

If you’ve received a genuine offer from a trader to buy or remove your caravan, you can enter it for comparison.

If you haven’t received one, simply leave this field blank.

Why Do We Ask What the Park Would Sell Your Caravan For?

    This is an important distinction.

    We are not asking:

“How much has the park offered me for my caravan?”

    We want to know:

“Approximately what would my park advertise my caravan for if they were selling it to another owner today?”

These can be two very different figures.

The park’s approximate retail price gives us a useful benchmark for understanding where your caravan sits in the current market.

How Do I Find My Estimated Park Retail Price?

Start by looking at pre-owned caravans currently advertised by your holiday park.

Try to find something reasonably similar in:

    • Age
    • Make and model
    • Size
    • Number of bedrooms
    • Specification
    • Condition

It doesn’t need to be identical.

    static caravan price guide

You’re looking for a sensible indication of what the park might ask for your caravan if it were part of their own retail stock.

If you can’t find a suitable comparison, ask your park sales team:

“Approximately what would you advertise my caravan for if you were selling it to another owner today?”

Make sure you’re asking for the approximate retail selling price, rather than a trade-in, buyback or removal offer.

Why Is Private Static Caravan Value Different From Park Retail?

This is one of the most important things to understand when selling a static caravan privately.

Imagine your holiday park would advertise a similar used caravan for £40,000.

If you advertise yours privately for almost exactly the same amount, a buyer may reasonably ask:

“Why wouldn’t I just buy through the park?”

Depending on the park and the particular offer, buying directly from the park might include benefits such as warranties, preparation, sales support or promotional incentives.

Some parks may also have promotions on selected caravans such as reduced or included pitch fees.

A private seller therefore needs to consider the transaction from the buyer’s perspective.

    The question isn’t simply:

“How much do I want for my caravan?”

    It is also:

“At what price does buying my caravan privately become attractive compared with the buyer’s other options?”

This is an important principle behind our selling-price calculator.

Why Can’t I Just Use What I Originally Paid?

What you originally paid for your static caravan is useful information, but it doesn’t automatically tell you what a private buyer will pay today.

For example, imagine you paid £68,000 for a caravan three years ago.

    It’s understandable to think:

“It’s only three years old, so surely it must still be worth close to what I paid.”

Unfortunately, the private resale market doesn’t necessarily work like that.

Your original purchase price may have reflected more than the underlying second-hand caravan. Depending on the original transaction, it could have included park or dealer margin, siting, preparation, incentives and other costs associated with buying through the park.

Today’s private buyer is making a different decision.

They’re comparing your caravan with everything else their money can buy today.

That’s why our calculator doesn’t simply take the original purchase price and apply a generic depreciation percentage.

Why Do Years Remaining on the Park Matter?

The number of years a static caravan can remain on its holiday park can have a significant effect on buyer appeal.

This can become increasingly important as the remaining period gets shorter.

Imagine two identical caravans, each advertised for £30,000.

One can remain on its park for another 15 years.

The other has only six years remaining.

Although the physical caravans might be identical, a buyer could view their value very differently.

A £30,000 purchase price over 15 remaining years represents around £2,000 of purchase price per remaining year.

The same £30,000 over six remaining years represents around £5,000 per remaining year.

That’s before annual site fees and other ownership costs.

This doesn’t mean you should simply divide a caravan’s value by the number of years remaining. It demonstrates why buyers can become increasingly conscious of the remaining park term as it gets shorter.

Our calculator takes this into consideration.

Do Annual Site Fees Affect Static Caravan Resale Value?

    They can.

A buyer isn’t only considering the purchase price of the caravan.

They’re also considering how much it will cost to own each year.

Imagine two similar static caravans are both available for £30,000.

One has annual site fees of approximately £4,000.

The other has annual fees of £9,000.

Those can be very different propositions for a buyer.

We don’t simply deduct the annual site fee from the value of the caravan. However, higher ongoing ownership costs can affect buyer demand and may influence the private selling price needed to make a caravan attractive.

That’s why annual site fees form part of our calculator.

Does Decking Add Value to a Static Caravan?

Decking can certainly improve buyer appeal.

For many buyers, a static caravan with established decking is more attractive than a comparable caravan without it.

There’s also the convenience of not having to arrange and pay for decking after buying the holiday home.

    However, sellers should be realistic.

If you originally spent £10,000 installing decking, that doesn’t necessarily mean your caravan is now worth £10,000 more.

Improvements don’t always translate pound-for-pound into resale value.

Our calculator therefore recognises decking as a positive feature without simply adding its original installation cost to the suggested selling price.

Does Condition Affect the Selling Price?

    Yes.

Buyers will naturally compare the condition of your caravan with other holiday homes available within their budget.

A well-maintained caravan that’s ready to enjoy can be more appealing than a comparable caravan requiring immediate work.

When using our calculator, choose the description that most accurately represents your caravan:

Excellent – exceptionally well presented for its age.

Good – well maintained and in the condition a buyer would reasonably expect.

Average – showing normal wear or requiring some minor improvements.

Needs Work – noticeable work or expenditure is likely to be required.

Try to be realistic. An accurate description will give you a more useful selling-price guide.

Private Static Caravan Selling Price vs Trade Value

This is where static caravan pricing can become particularly confusing.

An owner might believe their caravan could sell privately for £30,000 while simultaneously receiving a trade or off-park offer of just £10,000.

So which one is its true value?

They’re actually two very different transactions.

A trader purchasing a caravan for removal may need to consider costs such as:

    • Disconnection
    • Collection
    • Transport
    • Storage
    • Preparation
    • Resale costs
    • Resale risk
    • Commercial margin

A private buyer purchasing a caravan that can remain on its existing holiday park is considering something different.

That’s why an off-park trade offer can be dramatically lower than a potential private selling price.

Our calculator allows you to enter your best genuine trade/off-park offer because it provides useful context.

However, we don’t simply treat the trade offer as the caravan’s private-sale value.

Should I Get a Trade Offer Before Selling Privately?

You don’t have to, but it can be useful.

A genuine trade or off-park offer gives you another real-world figure to compare with selling privately.

    It can help answer:

“If I don’t want to wait for a private buyer, what alternative do I currently have?”

Make sure you understand exactly what any trade offer includes and whether there are any separate obligations under your park agreement.

If you haven’t received a trade offer, you can still use our calculator. Simply leave the field blank.

Should I Compare My Caravan With New Caravans on the Park?

    Yes, where appropriate.

A brand-new caravan isn’t directly comparable with a used private caravan, but it’s still competing for the buyer’s money.

Suppose your private caravan is advertised for £45,000 and the park has a brand-new alternative for £50,000.

If that new caravan also includes a warranty or a valuable site-fee promotion, a buyer may decide that spending the additional £5,000 represents better value.

Your caravan may still have other advantages. It might have decking, a better pitch, more space, a preferred layout or other desirable features.

The important point is that buyers compare overall value, not simply the age of the caravan.

Looking at the park’s current new and used stock can therefore help you understand the competition your private advert faces.

Why Has My Static Caravan Lost So Much Value?

This can be one of the most difficult aspects of static caravan ownership.

An owner may have spent £60,000, £70,000 or considerably more on a holiday home and then discover that its resale value is much lower only a few years later.

Static caravans are generally better viewed as lifestyle purchases rather than residential property investments.

Several factors can contribute to the difference between the original purchase price and today’s resale price, including:

    • Depreciation
    • Park or dealer retail margins
    • Changes in buyer demand
    • Increasing annual site fees
    • Remaining park term
    • Competing used stock
    • New caravan promotions
    • Differences between retail, private and trade markets

The amount you originally paid is therefore only one piece of information.

For a private seller, the more important question is:

“What represents good value to a buyer in today’s market?”

What Affects the Value of a Used Static Caravan?

There isn’t one universal rule that applies equally to every static caravan.

    Important factors can include:

    Holiday Park Retail Price

What would the park advertise your caravan, or a genuinely comparable used caravan, for today?

    Years Remaining on the Park

How much potential ownership time remains for the next buyer?

    Annual Site Fees

What ongoing financial commitment will the buyer be taking on?

    Condition

Is the caravan ready to enjoy or will the buyer need to spend money on it?

    Decking and Features

Does your caravan have desirable features that competing stock doesn’t?

    Age, Size and Specification

Age is important, but buyers will also consider size, bedrooms, layout and specification.

    Holiday Park and Location

Demand can differ significantly between parks and holiday destinations.

    Current Competition

What else can a buyer purchase for the same budget?

    Current Market Conditions

The private static caravan market changes over time. An asking price that worked when stock was scarce may not perform in a market where buyers have considerably more choice.

Our calculator brings these factors together using our specialist private-sale pricing model.

    Static Caravan Selling Price Example

Here’s an example of how our calculator could be used.

    A private owner has a:

    2023 static caravan
    36ft × 12ft
    3 bedrooms
    Good condition
    Decking included

    The caravan has approximately:

12 years remaining on its park

    Annual site fees are approximately:

    £5,000

After looking at comparable stock and considering what the park might advertise the caravan for itself, the estimated current park retail price is:

    £40,000

The owner has also received a genuine off-park trade offer of:

    £10,000

After entering the details into our Static Caravan Selling Price Calculator, the suggested private selling-price positions could look like:

    Top Price – £32,995

A stronger starting price if you’re prepared to allow more time to find the right private buyer.

    Recommended Price – £30,995

Our suggested balance between achieving a good selling price and remaining attractive compared with the alternatives available to buyers.

    Great Deal Price – £28,995

A highly competitive asking price designed to make the caravan stand out.

The £10,000 trade offer remains useful information, but it doesn’t automatically determine the private selling price.

Common Questions When Working Out a Static Caravan Selling Price

How do I know what my park would sell my caravan for?

Start by looking at used caravans currently being advertised by your holiday park and try to find something reasonably similar.

If you can’t find a good comparison, ask the park:

“Approximately what would you advertise my caravan for if you were selling it to another owner today?”

Remember that you’re asking for the approximate retail selling price, not what the park would offer to buy it from you for.

Why can my trade offer be so much lower than the private selling price?

    Because they’re different transactions.

An off-park trader may need to remove, transport, prepare and resell the caravan while accounting for costs, commercial risk and margin.

A private buyer purchasing a caravan that remains on its existing park is buying a different proposition.

Is a private static caravan worth more if it remains on its pitch?

    It can be.

A caravan already sited on a desirable holiday park can offer something very different from the same physical caravan being removed from the park.

However, the pitch, park rules, remaining term, annual fees and transfer arrangements can all affect its appeal to a private buyer.

Should I Reduce My Price if My Static Caravan Isn’t Getting Enquiries?

Price is one possible reason for low enquiry levels, but it isn’t the only one.

Photographs, advert quality, presentation, location, seasonality, site fees and current buyer demand can all affect interest.

However, if buyers can purchase substantially newer caravans or attractive park-sold alternatives for a similar amount, your asking price may need reviewing.

Calculate What to Sell Your Static Caravan For

Choosing the right asking price is one of the most important decisions you’ll make when selling a static caravan privately.

Set the price too close to the holiday park’s retail alternatives and buyers may struggle to see the benefit of buying privately.

Price unnecessarily low and you could potentially leave thousands of pounds on the table.

Our Static Caravan Selling Price Calculator has been specially developed around the realities of selling privately on a UK holiday park.

Enter a few straightforward details and receive three suggested pricing positions:

The objective isn’t to promise an exact valuation.

ADVERTISE MY STATIC CARAVAN FOR SALE

The Static Caravan Selling Price Calculator provides an estimated private selling-price guide based on the information entered. It is not a formal professional valuation, financial advice or a guarantee of sale or selling price. Holiday park rules, fees, age limits and private-sale arrangements vary. Always check the terms of your individual park agreement before advertising or agreeing a sale.

    Static Caravan Selling Price FAQs

There isn’t one single value for a static caravan. The price your holiday park might advertise it for, the price you could achieve through a private sale and the amount offered by an off-park trader can all be very different.

Our Static Caravan Selling Price Calculator is specifically designed to help estimate a realistic private asking price.

A good starting point is to establish approximately what your holiday park would advertise your caravan, or a similar used caravan, for today.

Your private selling price can then be influenced by factors including the years remaining on the park, annual site fees, condition, decking, buyer competition and current market conditions.

Our calculator brings these factors together to provide a Top Price, Recommended Price and Great Deal Price.

Static caravans generally depreciate, and the original purchase price may have included park or dealer margin, siting, preparation, incentives and other costs associated with the original sale.

When selling privately, today’s buyers are more interested in what else they can buy for their money now than what the previous owner originally paid.

Yes, it can be an important factor.

A caravan with many years remaining on its park can represent a very different proposition from one that may have to be removed in only a few years. As the remaining period becomes shorter, buyers may increasingly consider the purchase price in relation to the number of usable years remaining.

A trade or off-park offer represents a different market.

A trader may have to pay for removal, transport, storage and preparation before reselling the caravan, while also allowing for commercial risk and profit.

A caravan being sold privately while remaining on its existing holiday park can therefore have a significantly different selling price. This is why our calculator doesn’t simply use a trade offer as the caravan’s private-sale value.

No. It provides an estimated private selling-price guide, rather than a formal professional valuation or guaranteed sale price.

We’ve specially developed the calculator around factors relevant to private static caravan sales to help owners decide where to position their asking price. The final price achieved will always depend on the caravan, holiday park, buyer demand, park rules and the market at the time of sale.
