We introduce The Modena, which is named after the historic North Italian city of Modena. This is a beautiful part of Italy. The Lonely planet suggest that “if Italy were a meal, Modena would be the main course”. Modena is the home of the Ferrari museum. Ferrari’s core values of ‘technological advancement, team spirit and client focus’, mirror our own attention to detail.

Step over the threshold and allow the Modena to draw you in. Just like the Ferrari, the Modena lodge has crafted sharp edges with clean exterior lines reflected internally.

This trendy home is packed with stylish features and eye-catching detail at every turn. Almost too many features to mention! The Modena is truly contemporary in design. Like the City of Modena famed for its architectural buildings; the Modena draws on architectural principles to captivate. With its split roof line and inverted dormers creating grand vaulted spaces supported by exposed hand finished timber beams.

Enter Modena

Upon entering you are greeted by a beautifully custom-crafted vaulted height library bookcase set below a weathered ridge beam. Oblique vertical cedar pillars set within a slate shingle bed (a nod to our Welsh heritage) separate the entrance from the lounge.
A large inviting corner sofa and a special swivel accent chair takes pride of place in the lounge.
Alongside a stunning stone effect monolithic chimney breast with a complete central cut-away.  This gives the effect of a floating stone slab becoming the focal point in the lounge.
The kitchen is a masterpiece of its own; stunning simplicity and practicality combining together to create a place to enjoy.

The vanity units with full width backlit mirrors and hanging pendant lights either side of the his and hers sink wouldn’t be amiss in a 5-star hotel suite.
Rainfall showers and feature alcoves set the bathrooms off with an extra touch of that something truly special.

GENERAL  SPECIFICATION

As Approved Manufacturer Members of the NCC all of our homes are built in accordance with BS3632:2015

CHASSIS 

Bespoke built using hot rolled steel beam construction minimum 180mm x 75mm gauge steel with 75mm cross members. All chassis have detachable telescopic draw bars, front and back and sprayed painted as defined BS EN ISO 12944-2:1998 to a C3 category or fully galvanised depending on the individual specification. All homes are supplied with galvanised pyramid axle stands.

INTERNAL WALLS 

Clad with 9mm plywood or 9mm moisture resistant MDF, fully prepared and decorated achieving a minimum Class 3 surface spread of flames as defined in BS476.

FLOORS 

120mm x 47mm tanalised timber joists treated in accordance with BS8147, bolted to the chassis at 400mm centres. 18mm moisture resistant chipboard. 100mm earthwool insulation over a one piece heavy duty vented barrier.

ROOF

145mm x 47mm rafters and 38mm x 76mm timber trusses laid at 600mm centres in accordance with BS5268. Part free and produced to BSEN1059. Profiled granular coated lightweight metal roof sheets achieving a minimum Class 1 surface spread of flames as defined in BS476.

EXTERNAL WALLS

38mm x 76mm timber at 400mm centres. Reflective breathable membrane classified as Class E in accordance with BSEN13501-1 2002 overlaid with 40 x 9mm plywood strips to allow for crossflow ventilation behind the cladding. The finish is dependent on the individual specification.

CEILINGS

Lounge and living area ceilings vaulted to an angle of 0-21 degrees depending on size and design. Remaining ceilings are flat to a minimum height of 2.3m (7ft 7”) depending on design. Clad with 9mm or 12mm MDF T&G panelling or 9mm decorated plywood meeting minimum Class 3 surface spread of flames as defined in BS476.
